OVERVIEW

It is the third projects of IDC in the city of Cagayan de Oro, Mindanao (PH). The development is targeted to satisfy the increasing demand of “Economic housing” in the Philippines and more specifically in the North of Mindano, Region X. Units must have a price between 14.000 USD to 24.000 USD.

Built in with green strategies, Verona Green Residences will harness the best principles of passive cooling technology: shadow and sunlight control, wind cooling and shape performance. Water saving appliances will help the building to efficiently reduce water consumption.

Passive strategies such as increased natural ventilation, natural light, shaded facades, have been used to reduce the overall environmental impact of the project.

An innovation of IFC, member of the World Bank Group, EDGE, which stands for Excellence in Design for Greater Efficiencies
, is a green building certification system which empowers emerging markets to scale up resource-efficient buildings.

Performance Based Design

Verona Green Residences can be classified as an excellent example of building integration within the site, blending into the environment and its climate. In the concept process, state-of-the-art digital design software and the latest simulation technologies have been used to analyze the behavior of the buildings with the shadows, the direction of the wind flow, and the sunlight exposition through the sun path diagram.

The best principles of passive house technology used in the project can be summarized in three points: increased natural ventilation, façade shading, and indirect light maximization.

Stack Effect

The layout of the buildings, with an opening central area that works as a horizontal connection (corridors) and the presence of numerous openings (windows) let in the prevailing winds from northwest and northeast. This simple technique generates a chimney effect (Stack Effect) that increases the natural cross ventilation. This technique drastically reduces the use of aircon with a substantial reduction of power bills for the unit owners.

Phase 1 comprises 4 buildings and Phase 2 is composed of 7 buildings.

Sitting on an area of 5,804 square meters, Verona Green Residences Phase 1 buildings are 4 storey high with 384 residential units from ground to fourth floor.

Sitting on an area of 5,519 square meters, Verona Green Residences Phase 2 has a total of 270 residential units and 30 commercial spaces at ground floor.

The Phase 2 buildings’ design is identical for all the 7 buildings while for Phase 1 the buildings, although maintaining the same typology , have been stretched to have more units per floor. This choice is due to the shape of the Phase 1 property.
